Choosing a Builder
Not All Builders Are Created Equal. So if you want to be confident your builder has the right qualifications, experience and know-how to get the job done, here’s 10 powerful questions you should ask:
“ Are
you a Registered Building Practitioner?”

“Are
you a member of the Housing Industry Association (HIA) or Master Builders
Association (MBA)?”
These are self policing organisations with membership consisting of long term professionals in the industry. In order to be a HIA or MBA member the builder must comply with the HIA and MBA code of ethics.
“Where
can I see current or recently completed examples of your work?”
Your builder should have experience in the size, type, workmanship and price range of the project that you are considering. Request the names of several of the most recent customers they have completed homes for. Call the customer and ask them for their recommendation.
“Do
you have all insurances in place?”
The builder should carry insurance that protects you from claims arising due to property damage or jobsite injuries. Ask the builder for a copy of their insurance certificates.
“What
is your understanding of my project and what I am trying to achieve?”
Can the builder articulate exactly what you are looking for? Does the builder gain your trust? Does the builder understand your taste and style? Does the builder listen to, and understand, your needs and wants?
“Who
will supervise the work?”
Ask for the name and contact numbers of the person directly responsible for overseeing the day-to-day work. Ensure that you will be able to meet regularly and that you can visit the site to check progress and quality.
“Exactly
how much will it cost?”
Ensure that the scope of works is clearly defined, including plans and specifications. Plain English contracts should be used and the builder should determine a firm price for the project.
“How
much money do you need for your deposit?”
The legal limit is 10% for work less than $20,000 and 5% for work in excess of $20,000.
“When
can you start the work and when will my project be finished?”
The commencement and completion dates should be clearly stated and documented by the builder.
“Do
you offer a warranty?”
You are legally entitled to builders warranty insurance, covering all works for seven (7) years.
